
First Plan
The initial design requirements for the client were:
1. Three bedrooms on the first floor and an LDK (living room, dining room, and kitchen) on the second floor.
2. The LDK should have a sloped ceiling to create a spacious feel.The orientation should also be north, facing the road.
Our design office never prioritizes unconventional plans. We first propose a plan that properly meets the client's requests.
The client's feedback on the plan below was that while their requests were satisfied, they wanted something a little more interesting.
The floor area is 28 tsubo (approximately 92 square meters), which was the area we proposed considering their budget. |
Second Plan
1 and Plan 2, we reconsidered the size and spatial relationships of each room, taking budget and other factors into consideration.
In this case, we proposed incorporating a courtyard and a roof deck to the client. After coordinating with the overall schedule, the client approved this plan, but...
as an architect, I honestly wanted to add one more twist.

Final plan
As we at the design firm often say, once a plan has been finalized, if you take it and start from scratch, it can be reborn as a fresh plan.
The features of the revised plan are:
1. A plan that emphasizes the courtyard
2. A single-story plan on the south side to ensure sufficient natural light for the living room;
3. A recessed entrance.
This plan was very well received by the client.
It takes time to create an enjoyable plan. In any case, the direction must be decided. Now, it's finally time to start the detailed design.
As we at the design firm often say, if you completely scrap a well-established plan, it can be reborn as a fresh new plan.
The features of the revised plan were:
1. A plan that emphasizes the courtyard ;
2. A single- story plan on the south side to ensure sufficient natural
light for the living room; and
3. A recessed entrance.
This plan was very well received by the client.
The floor area was 25 tsubo (approximately 82 square meters), which was 3 tsubo (6 tatami mats) smaller than the initial estimate, but the client commented, "It's neat and tidy, the courtyard is integrated with the bedroom, and it feels more spacious than the initial estimate." It certainly takes time to create an enjoyable plan.
In any case, the direction has been decided. Now, it's finally time to
start the detailed design.
